AUGUST 2026 COACHELLA VALLEY RESIDENTIAL REAL ESTATE MARKET UPDATE

Highlights from the Greater Palm Springs Realtors GPSR August 2026 Desert Housing Report: 

COACHELLA VALLEY AUGUST SALES RECOVERYIn August, Coachella Valley home sales were 32.8% below August historic norms (for comparison, in August 2025 Coachella Valley home sales were 32.6% below August historic norms). August historic norms are calculated from average August home sales in 2016, 2017, 2018 and 2019. 

COACHELLA VALLEY AUGUST DETACHED HOME MEDIAN PRICE

In August, the median price of a detached home in the Coachella Valley ended the month at $635,000 (down 1.9% from $647,000 at the end of August 2025). Market Watch remarked that the detached home median price usually reaches its seasonal low in Autumn and its high in Spring. They also noted that detached homes in the Coachella Valley have generally maintained the price gains made during the pandemic. 

COACHELLA VALLEY AUGUST ATTACHED HOME MEDIAN PRICE

In August, the median price of an attached home in the Coachella Valley ended the month at $430,000 (down 2.8% from $442,500 at the end of August 2025). Market Watch pointed out that while the annual median price variation for attached homes was much larger for attached homes than it was for detached homes, attached home medium prices seemed to follow the same seasonal pattern as detached home median prices. 

COACHELLA VALLEY AUGUST YEAR-OVER-YEAR CHANGES IN AVERAGE SIZE HOME PRICES BY CITY

In August, year-over-year changes in the price of the average size detached home ranged from an increase of 14.4% for the 3,450 sq ft average size detached home in Indian Wells (increasing to $2,186,846 from $1,911,128 in August 2025) to a decrease of 6.0% for the 2,175 sq ft average size detached home in Palm Springs (decreasing to $1,102,593 from $1,173,054 in August 2025). In August, year-over-year changes in the price of the average size attached home ranged from an increase of 13.7% for the 1,950 sq ft average size attached home in Indian Wells (increasing to $705,621 from $620,412 in August 2025) to a decrease of 17.4% for the 1,450 sq ft average size attached home in Bermuda Dunes (decreasing to $314,744 from $381,263 in August 2025). 

COACHELLA VALLEY AUGUST AVERAGE MONTHLY HOME SALES (THREE-MONTH AVERAGE)

In August, the three-month average of total Coachella Valley home sales was 555 homes (down 3.3% from 574 home sales in August 2025). Market Watch noted that because of the seasonality in Coachella Valley home sales, it is difficult to determine where Coachella Valley home sales stand on a historical basis. The Sales Recovery information referenced above was designed to help distinguish seasonal changes in home sales from real ones. 

COACHELLA VALLEY AUGUST AVERAGE MONTHLY HOME SALES (TWELVE MONTH AVERAGE)

In August, the twelve-month average of monthly Coachella Valley home sales, which removes seasonality from home sales data, was 620 homes (up 3% from 602 home sales in August 2025). Market Watch expressed their opinion that the housing market continues to need lower mortgage rates. Although inflation remains low, the Federal Reserve Board has stopped lowering short-term rates until the effect of the administration’s new economic policies can be determined. 

COACHELLA VALLEY AUGUST MONTHLY HOME SALES BY CITY

In August, Palm Springs had the highest monthly home sales at 121 (up 0.8% from 120 home sales in August 2025). This was followed by Palm Desert with 114 monthly home sales (up 6.5% from 107 homes sales in August 2025), then La Quinta with 75 monthly home sales (down 15.7% from 89 home sales in August 2025). In August, Bermuda Dunes had the lowest average monthly home sales at 8 homes (down 11.1% from 9 homes in August 2025). 

COACHELLA VALLEY AUGUST MONTHLY HOME SALES BY PRICE RANGE

In August, the highest monthly home sales were 97 homes for homes priced between $500K and $599K (up 3.2% from 94 home sales in August 2025). This was followed by monthly home sales of 96 homes for homes priced between $400K and $499K (down 5% from 101 homes in August 2025). The lowest monthly home sales were 18 homes for homes priced between $900K and $999K (down 10% from 20 home sales in August 2025). Market Watch did state that home sales were similar to August 2025 across all price ranges. 

COACHELLA VALLEY AUGUST MONTHLY HOME SALES IN DOLLARS

In August, Coachella Valley home sales were $451 million (down 3.8% from $469 million in August 2025). 

COACHELLA VALLEY AUGUST MONTHLY HOME SALES IN DOLLARS BY CITY

In August, Palm Springs had the highest home sales in dollars with average monthly sales of $98 million (down 5.8% from $104 million in August 2025). This was followed by Palm Desert with average monthly home sales of $87 million (up 19.2% from home sales of $73 million in August 2025) and La Quinta with average monthly home sales of $82 million (down 18% from home sales of $100 million in August 2025). The lowest home sales in dollars were $6 million in Coachella (up 50% from home sales of $4 million in August 2025).

COACHELLA VALLEY AUGUST MONTHLY HOME SALES IN DOLLARS BY PRICE RANGE

In August, the highest monthly average home sales in dollars were $111 million for homes priced between $1 million and $1.999 million (up 13.3% from monthly home sales of $98 million in August 2025). This was closely followed by monthly average home sales of $104 million for homes priced over $2 million (down 8% from monthly home sales of $113 million in August 2025). The lowest average monthly home sales in dollars were $10 million for homes priced under $300K (up 25% from home sales of $8 million in August 2025). Market Watch noted that sales of homes priced between $1 million and $1.999 million and   sales of homes priced over $2 million together accounted for 47.7% of all home sales in dollars in the Coachella Valley in August. 

COACHELLA VALLEY SEPEMBER 1ST TOTAL HOME INVENTORY

At the end of August, the combined inventory of detached and attached homes in the Coachella Valley was 2,441 homes (down 355 homes or 12.7% from 2,796 homes on September 1st, 2025). Market Watch noted that inventory has been growing since 2022 and is now comparable to inventory number before the pandemic. They added that inventory is very seasonal, with high inventories in March and April and low inventory in late Summer. 

COACHELLA VALLEY SEPEMBER 1ST TOTAL HOME INVENTORY BY CITY

On September 1st, the Coachella Valley city with the largest inventory was Palm Springs with 548 homes (down 10% from 609 homes on September 1st, 2025). This was followed by Palm Desert with 532 homes (down 7.6% from 576 homes on September 1st, 2025). The lowest inventory was in Coachella with 25 homes (down 21.9% from 32 homes on September 1st, 2025). Market Watch felt that this information could help agents determine those cities whose homeowners had the greatest interest in selling and this interest compared to last year. 

COACHELLA VALLEY SEPEMBER 1ST TOTAL HOME INVENTORY BY PRICE RANGE

On September 1st, the highest inventory was 375 homes for homes priced between $400K and $499 K (down 7.4% from 405 homes on September 1st, 2025). This was followed by 372 homes for homes priced between $500K and $599K (down 10.6% from 416 homes on September 1st, 2025). The lowest inventory was for homes priced between $900K and $999K at 109 homes (down 8.4% from 119 homes on September 1st, 2025). Market Watch felt that this information could help locate what price ranges might be responsible for the growth or contraction of inventory. 

COACHELLA VALLEY SEPEMBER 1ST MONTHS OF SALES RATIO

On September 1st, the Coachella Valley’s months of sales ratio was 3.9 months (down 15.2% from 4.6 months on September 1st, 2025). Market Watch stated that this fundamental ratio, measuring supply and demand, was above pre-pandemic levels. Because of low sales, they felt that home supply was beginning to exceed demand. However, they also felt that this should not cause a problem for home prices unless it began to extend average selling times. 

COACHELLA VALLEY SEPEMBER 1ST MONTHS OF SALES RATIO BY CITY

Market Watch commented that they saw consistent months of sales ratios between 4.0 to 6.0 months in most of the nine Coachella Valley cities. In August, the highest months of sales ratio was in Desert Hot Springs at 4.8 months (down from 5.2 months on September 1st, 2025). The lowest months of sale ratio was in Coachella at 2.2 months (down from 3.7 months on September 1st, 2025). Market Watch went on the add that since months of sales is really the supply-demand equation for housing, this data showed that the Coachella Valley housing market was becoming supply heavy. 

COACHELLA VALLEY SEPEMBER 1ST MONTHS OF SALES RATIO BY PRICE RANGE

In August, the highest months of sales ratio was 5.9 months for homes priced between $900K and $999K (down slightly from 6.0 months on September 1st, 2025). The lowest months of sale ratio was 3.8 months for homes priced between $500K and $599K (down from 4.4 months on September 1st, 2025). Market Watch felt that this information showed that supply versus demand in the Coachella Valley has not changed much from last year in almost all price ranges. They added that home prices have been affected somewhat but this shouldn’t intensify unless selling times begin to lengthen. 

COACHELLA VALLEY AUGUST DAYS IN THE MARKET

At the end of August, the median number of days in the market in the Coachella Valley was 55 days (down 5 days from 60 days in August 2025). Market Watch stated that the median selling time in the Coachella Valley appears stable and has been running between 40 and 60 days for over three years. 

COACHELLA VALLEY AUGUST DAYS IN THE MARKET BY CITY

In August, Coachella had the lowest median selling time at just 25 days (down from 51 days in August 2025), followed Desert Hot Springs with a median selling time of 42 days (down from 63 days in August 2025). Indian Wells had the highest median selling time at 73 days (up from 65 days in August 2025). 

COACHELLA VALLEY AUGUST DAYS IN THE MARKET BY PRICE RANGE

In August, the lowest median selling time was 48 days for homes priced between $700K and $799K (down from 51 days in August 2025), followed a median selling time of 49 days for homes priced between $600K and $699K (down from 65 days in August 2025). The highest median selling time was 68 days for homes priced between $900K and $999K (down from 83 days in August 2025). Market Watch explained that usually selling times increase with higher priced homes. However, in the current Coachella Valley market this was not the case, which Market Watch saw as a positive. 

COACHELLA VALLEY AUGUST AVERAGE PRICE PREMIUM/DISCOUNT FROM LIST PRICE

In August detached homes in the Coachella Valley sold at an average discount of 2.9% from list price (compared with 2.8% in August 2025). In August, attached homes in the Coachella Valley sold at an average discount of 3.7% from list price (compared to 3.5% in August 2025). Market Watch noted that these discounts were back to pre-covid norms. 

COACHELLA VALLEY AUGUST AVERAGE PRICE PREMIUM/DISCOUNT FROM LIST PRICE BY CITY

In August, Desert Hot Springs had the lowest discount from list price at 0.9% (compared to a discount of 0.6% in August 2025). In August, Indian Wells had the highest discount from list price at 6.1% (compared to a discount of 4.3% in August 2025). 

COACHELLA VALLEY AUGUST AVERAGE PRICE PREMIUM/DISCOUNT FROM LIST PRICE BY PRICE RANGE

In August, the lowest discount from list price in the Coachella Valley was 1.7% for homes priced between $400K and $499K (compared to a discount of 2.1% in August 2025). In August, the highest discount from list price in the Coachella Valley was 6.3% for homes priced over $2 million (compared to a discount of 5.4% in August 2025). Market Watch explained that as a rule, price discounts increase with higher priced homes. In the Coachella Valley in August, the lowest discounts from list price occurred in the middle price ranges. 

COACHELLA VALLEY AUGUST PERCENTAGE OF HOMES SELLING ABOVE LIST PRICE

In August, the percent of Coachella Valley homes selling over list price was 11.1% (the same as in August 2025). Market Watch stated that the percentage of Coachella Valley homes selling above list price was now back to pre-pandemic levels.

July 2026 Coachella Valey Residential Real Estate Market Update

Local real estate market experts, Market Watch LLC, have just released their GPSR Desert Housing Report for July 2026. Some of their findings:

July Coachella Valley Sales Recovery

This seasonally adjusted curve shows where current sales were in July as a percentage of historic norms, where the norms were calculated from sales over the years 2016 through 2019. In July, home sales in the Coachella Valley were below historic July norms by 28.3% (up from 29.6% in July 2025).

July Coachella Valley Median Detached Home Price

The detached home median price in the Coachella Valley at the end of July was $650,000 (the same as in July 2025). Market Watch noted that the detached home median price usually reaches its seasonal low in Autumn and its high in Spring. They also felt that this data showed that the price of detached homes in the Coachella Valley had generally maintained the increases made during the pandemic.

The attached home median price in the Coachella Valley at the end of July was $435,000, (down 3.1% from $448,875 in July 2025). Market Watch noted that as was the case with detached homes, the attached home median price usually reaches its seasonal low in Autumn and its high in Spring.

In July, year-over-year changes in the price of the average size detached home in the Coachella Valley ranged from an increase of 4.1% for the 1,700 sq ft average size detached home in Coachella (up to $501,569 from $481,763 in July 2025) to a decrease of 9.4% for the 3,450 sq ft average size detached home in Indian Wells (down to $2,039,130 from $2,251,160 in July 2025).  In July, year-over-year changes in the price of the average size attached home in the Coachella Valley ranged from an increase of 42% for the 1,950 sq ft average size attached home in Indian Wells (up to $917,100 from $645,908 in July 2025) to a decrease of 25.3% for the 750 sq ft average size attached home in Desert Hot Springs (down to $99,558 from $133,256 in July 2025).

July Coachella Valley Monthly Home Sales (Three Month Average)

The three month average of total home sales in the Coachella Valley in July was 608 homes (down 1.3% from 616 home sales in July 2025). Market Watch noted that because of the seasonality in Coachella Valley home sales, it is difficult to determine where Coachella Valley home sales stand on a historical basis. The Sales Recovery data was designed to help distinguish seasonal changes from real ones.

July Coachella Valley Monthly Home Sales (Twelve Month Average)

The 12-month average of Coachella Valley home sales, which removes seasonality from the home sales data, was 626 homes per month (up 3.5% from 605 home sales per month in July 2025). Market Watch added that the housing market continues to need lower mortgage rates. However, they added that although inflation remains low, the Federal Reserve Board has stopped lowering short-term rates until the effect of the administration’s new economic policies can be determined.

July Coachella Valley Monthly Home Sales by City

In the Coachella Valley in July, Palm Springs had the highest average monthly home sales at 137 homes (up 6.2% from 129 home sales in July 2025), followed by Palm Desert at 130 monthly home sales (up 2.4% from127 monthly home sales in July 2025). Bermuda Dunes had the lowest average monthly home sales at 8 homes (down 27.2% from 11 homes sales per month in July 2025).

July Coachella Valley Monthly Home Sales by Price Range

In the Coachella Valley in July, homes priced between $500K-$599K had the highest average monthly home sales at 99 homes (up 3.12% from 96 home sales in July 2025). This was followed by homes priced between $1M and $1.999M with 98 average monthly home sales (up 21% from 81 average monthly home sales in July 2025). Homes priced between $900K and $999K had the lowest average monthly home sales at 20 homes (down 5.3% from 19 average monthly home sales per in July 2025).

In the Coachella Valley in July, monthly home sales were $536 million (up 2.7% from $522 million in July 2025).

In the Coachella Valley in July, the largest monthly home sales were in Palm Springs at $123 million (up 7.9% from $114 million in July 2025). This was followed by Palm Desert with $106 million (up 23.3% from $86 million in July 2025). The lowest monthly home sales were in Bermuda Dunes at $6 million (down 25% from $8 million in July 2025).

July Coachella Valley Monthly Home Sales In Dollars By Price Range

In the Coachella Valley in July, the largest monthly home sales were for homes priced over $2 million at $151 million (up 7.1% from $141 million in July 2025). This was followed by sales of $133 million for homes priced between $1 million and $1.999 million (up 18.8% from $112 million in July 2025). The lowest monthly home sales were for homes priced under $300K at $10 million (down 11.1% from $9 million in July 2025). Market Watch noted that monthly home sales for homes priced between $1 million and $1.999 million and homes priced over $2 million accounted for 52.9% of all monthly homes sales in the Coachella Valley in July.

August 1st Coachella Valley Home Inventory

On August 1st the combined inventory of detached and attached homes in the Coachella Valley was 2,668 homes (down 9.9% from 2,961 homes on August 1st, 2025). Market Watch commented that Coachella Valley home inventory has been growing since 2022 and was now comparable to inventory number before the pandemic. They also mentioned that inventory was very seasonal, with high inventories in March and April and low inventory in late Summer.

In the Coachella Valley on August 1st, Palm Springs had the highest home inventory at 592 homes (down 10.4% from 661 homes on August 1st, 2025), followed by Palm Desert at 582 homes (down 6.1% from 620 homes on August 1st, 2025). The lowest home inventory was in Coachella at 33 homes (down 8.3% from 36 homes on August 1st, 2025). Market Watch felt that this information could help determine those cities with homeowners with the greatest selling interest.

 August 1st Coachella Valley Home Inventory By Price Range

In the Coachella Valley on August 1st, the highest home inventory was 407 homes for homes priced between $400K and $499K (down 4% from 424 homes on August 1st, 2025), followed by 405 homes for homes priced between $1 million and $1.999 million (down 18.5% from 497 homes on August 1st, 2025). The lowest home inventory was 113 homes for homes priced between $900K and $999K (down 16.9% from 136 homes on August 1st, 2025). Market Watch felt that information could help locate what price ranges might be responsible for the growth or contraction of inventory.

August 1st Coachella Valley Months Of Sales Ratio

In the Coachella Valley on August 1st, the months of sales ratio was 4.3 months (compared to 4.9 months on August 1st, 2025). Market Watch stated that this fundamental ratio, which measures supply and demand, was above pre-pandemic levels because of low sales. They added that housing supply was beginning to exceed demand. However, they felt that this should not cause a problem for home prices unless it begins to extend average selling times.

In the Coachella Valley on August 1st, the highest months of sales ratio was in Desert Hot Springs at 5.4 months (up from 4.8 months on August 1st, 2025), followed by 5.1 months in Rancho Mirage (also up from 4.8 months on August 1st, 2025). The lowest months of sales ratio was in Coachella at 2.7 months (down from 5.1 months on August 1st, 2025). Market Watch explained that since the months of sales ratio is really the supply-demand equation for housing, the months of sales ratios for the Coachella Valley showed that the housing market was becoming supply.

In the Coachella Valley on August 1st, the highest months of sales ratio was 5.6 months for homes priced between $900K and $999K (down from 7 months on August 1st, 2025). The lowest months of sales ratio was 3.8 months for homes priced between $300K and $399K (down from 4.5 months on August 1st, 2025). Market Watch commented that since months of sales ratios are really the supply-demand equation for housing, this shows that supply versus demand has not changed much from last year in almost all price brackets. Prices have been affected somewhat but this shouldn’t intensify unless selling times begin to lengthen

July Coachella Valley Days In The Market

At the end of July, the median number of days in the market in the Coachella Valley was 52 days (compared with 56 days in July 2025). Market Watch thought that the median selling time in the Coachella Valley appears stable, running at between 40 and 60 days for over three years.

July Coachella Valley Days In The Market By City

In July, of all of the Coachella Valley cities, Coachella had the lowest median selling time at just 21 days (down from 49 days in July 2925), followed by Cathedral City at 43 days (up slightly from 41 days in July 2025). Indian Wells had the highest median selling time at 65 days (down from 61 days in July 2025).

July Coachella Valley Days In The Market By Price Range

Out of all Coachella Valley cities, in July the lowest median selling time was for homes priced between $700K and $799K at 43 days (down from 51 days in July 2025), followed by homes priced between $800K and $899K at 44 days (down from 62 days in July 2025). The longest median selling time was for homes priced under $300K at 61 days (down slightly from 62 days in July 2025). Market Watch added that when looking at these numbers, it was important to notice if any price range had an abnormal selling time. They added that selling times usually increase with higher priced homes. This was not the case in the Coachella Valley, which Market Watch felt was a positive.

July Coachella Valley Days Average Price Discount/Premium

In July, detached homes in the Coachella Velley were selling at an average discount of -3.1% from list price (compared to a discount of 2.8% in July 2025). Attached homes in the Coachella Valley were selling at an average discount of 3.5% discount (compared to a discount of 3.6% in July 02025). Market Watch noted that these numbers were back to pre-covid norms.

Of the Coachella Valley cities, in July Desert Hot Springs had the lowest average discount from list price at 1.3% (up from 0.7% in July 2025), followed by Coachella at 1.4% (up from 0.8% in July 2025). Indian Wells had the highest average discount from list price at 5.2%  (up from 4.3% in Jully 2025).

July Coachella Valley Days Average Price Discount/Premium By Price Range

Of all Coachella Valley cities, in July the lowest average discount from list price was for homes priced between $400K and $499K at 2% (down from 2.2% in July 2025). This was followed by homes priced between $600K to $699K and homes priced between $700K and $799K with an average discount from list price at 2.4% each. The highest average discount from list price was for homes priced over $2 million at 5.4% (up from 5% in July 2025). Market Watch commented that as a rule, price discounts increase with higher priced homes, however in the Coachella Valley in July the lowest discounts were in the mid-range price ranges.

July Coachella Valley Percentage Of Homes Selling Above List

In July, the percentage of homes in the Coachella Valley selling over list price was 10.0% (compared to 10.5% in July 2025). Market Watch noted that this percentage of homes selling above list price was back to pre-pandemic levels.

June 2026 Coachella Valley Residential Real Estate Market Update

Here are some of the highlights from June 2026 GPSR Desert Housing Report from Coachella Valley real estate market experts Market Watch LLC: 

COACHELLA VALLEY JUNE HOME SALES RECOVERY

Home Sales Recovery data shows where current Coachella Valley home sales are as a percentage of historic norms, with norms being June average monthly home sales over the years 2016, 2017, 2018 and 2019. In June, Coachella Valley home sales were below June norm sales by 22.5% (down from 19.3% last month, showing Coachella Valley home sales slowing in June, but still a slight improvement from June 2025 where average monthly home sales were 26% below June norm sales).

COACHELLA VALLEY JUNE DETACHED HOME MEDIAN PRICE

The median price of a detached home in the Coachella Valley in June was $654,333 (down 5.2% from $690,000 in June 2025). Market Watch commented on the seasonal pattern where the detached home median price in the Coachella Valley usually hits its seasonal low in Autumn and its high in Spring. They also mentioned that detached homes in the Coachella Valley have generally maintained the price gains that occurred during the pandemic. 

COACHELLA VALLEY JUNE ATTACHED HOME MEDIAN PRICE

The median price of an attached home in the Coachella Valley in June was $454,750 (down 2.2% from $465,000 in June 2025). Market Watch observed that attached home median prices followed the same seasonal pattern as was observed for detached homes, but with a much larger price variation from low to high. 

COACHELLA VALLEY JUNE YEAR-OVER-YEAR CHANGE IN THE PRICE OF THE AVERAGE SIZE HOME BY CITY

In June, the year-over-year changes in the price of the average size detached home in each Coachella Valley city ranged from a decrease of 0.6% for the 2,200 sq ft average size detached home in Bermuda Dunes (decreasing to $682,700 from $686,884 in June 2025) to a decrease of 7.8% for the 1,700 sq ft average size detached home in Coachella (decreasing to $462,511 from $501,585 in June 2025). The year-over-year changes in the price of the average size attached home in each Coachella Valley city ranged from an increase of 24.6% for the 1,950 sq ft average size attached home in Indian Wells (increasing to $867,670 from $696,189 in June 2025) to a decrease of 45% for the 750 sq ft average size attached home in Desert Hot Springs (decreasing to $79,646 from $144,773 in June 2025). 

COACHELLA VALLEY JUNE AVERAGE MONTHLY HOME SALES (THREE MONTH AVERAGE)

Coachella Valley three-month average home sales in June were 708 homes (up 3.3% from 686 average monthly home sales in June 2025). Market Watch explained that because of the “seasonality” of Coachella Valley home sales, it had been difficult to determine where home sales stood on a historical basis. They explained that the Home Sales Recovery information outlined above helped to distinguish seasonal changes in home sales from real changes in home sales. 

COACHELLA VALLEY JUNE AVERAGE MONTHLY HOME SALES (TWELVE MONTH AVERAGE)

Coachella Valley 12-month average monthly home sales in June (which removes the seasonality in Coachella Valley home sales data) were 632 homes per month (up 4.8% from 603 home average monthly sales per month in June 2025). Market Watch noted that while the housing market continues to need lower mortgage rates, the Federal Reserve Board has stopped lowering short-term rates until the effect of the administration’s new economic policies can be determined. 

COACHELLA VALLEY JUNE MONTHLY HOME SALES BY CITY

In the Coachella Valley, Palm Desert had the highest average monthly home sales in June at 166 homes (up 12.2% from 148 average monthly home sales in June 2025), followed by Palm Springs with 155 average monthly home sales (up 14% from 136 average monthly home sales in June 2025) and then La Quinta with 95 average monthly home sales (down 16.7% from 114 average monthly home sales in June 2025). Coachella had the lowest average monthly home sales at 11 homes (the same as in June 2025). 

COACHELLA VALLEY JUNE MONTHLY HOME SALES BY PRICE RANGE

The highest average monthly home sales in the Coachella Valley in June were 117 homes for homes priced between $1M and $1.999M (up 17% from 100 average monthly home sales in June 2025). The lowest average monthly home sales of 23 homes was for homes priced between $900K and $999K (down 11.5% from average monthly home sales of 26 homes in June 2025). 

COACHELLA VALLEY JUNE MONTHLY HOME SALES IN DOLLARS

Coachella Valley home sales in June were $648 million (up 3.2% from average monthly home sales of $628 million in June 2025 but down 8.5% from average monthly home sales of $708 million last month). 

COACHELLA VALLEY JUNE MONTHLY HOME SALES IN DOLLARS BY CITY

In the Coachella Valley in June, the highest average monthly home sales in dollars were in Palm Springs at $147 million (up 17.6% from average monthly home sales of $125 million in June 2025). This was followed by La Quinta with average monthly home sales of $136 million (down 6.8% from average monthly home sales of $146 million in June 2025) and Palm Desert with average monthly home sales of $133 million (up 20.9% from average monthly homes of $110 million in June 2025). The Coachella Valley’s lowest average monthly home sales in dollars were in Coachella with average monthly home sales of $6 million (up 50% from average monthly home sales of $4 million in June 2025). 

COACHELLA VALLEY JUNE MONTHLY HOME SALES IN DOLLARS BY PRICE RANGE

In the Coachella Valley in May, the highest average monthly home sales were $195 million for homes priced over $2 million (up 0.5% from average monthly home sales of $194 million in June 2025). This was followed by average monthly home sales of $160 million for homes priced between $1 million and $1.999 million (up 15.1% from average monthly home sales of $139 million in June 2025). The lowest average monthly home sales were $10 million for homes priced under $300K (up slightly from $9 million in June 2025).  Market Watch noted that the total dollar sales for homes priced over $1 million accounted for 54.9% of all home sales in dollars in the Coachella Valley. 

COACHELLA VALLEY JULY 1ST HOME SALE INVENTORY

On July 1st, the combined inventory of detached and attached homes in the Coachella Valley was 2,965 homes (down 10.5% from 3,313 homes on July 1st, 2025 and down 11.7% from 3,358 homes on June 1st of this year). Market Watch noted that inventory has improved from pandemic lows to pre-pandemic inventory levels. They added that housing inventory in the Coachella Valley is very seasonal, with a high inventory level in March/April and a low inventory level in late Summer. 

COACHELLA VALLEY JULY 1ST HOME SALE INVENTORY BY CITY

The Coachella Valley city with the highest inventory level on July 1st was Palm Desert with 665 homes for sale (down 4.2% from 694 homes for sale on July 1st, 2025), followed by Palm Springs with 638 homes for sale (down 15.4% from 754 homes for sale on July 1st, 2025). The Coachella Valley city with the lowest inventory level on July 1st was Coachella with 36 homes for sale (up 20% from 30 homes for sale on July 1st, 2025). Market Watch noted that this information could help agents determine what cities have homeowners with the greatest selling interest and how the selling interest compares to last year. 

COACHELLA VALLEY JULY 1ST HOME SALE INVENTORY BY PRICE RANGE

The highest inventory level in the Coachella Valley on July 1st was 475 homes for sale for homes priced between $1 million and $1.999 million (down 16.1% from 566 homes for sale on July 1st, 2025), followed by 446 homes for sale for homes priced between $500K and $599K (down 6.5% from 477 homes for sale on July 1st, 2025). The lowest inventory level in the Coachella Valley on July 1st was 132 homes for sale for homes priced between $900 and $999K (down 23.7% from 173 homes for sale on July 1st, 2025). Market Watch noted that this information could help locate what price ranges might be responsible for the growth or contraction of inventory. 

COACHELLA VALLEY JULY 1ST MONTHS OF SALES RATIO

On July 1st, the Coachella Valley’s months of sales ratio was 4.7 months (down from 5.5 months on July 1st, 2025 and 5.4 months on June 1st of this year). Market Watch commented that the month of sales ratio was a fundamental ratio, measuring supply and demand. They added that it is now above pre-pandemic levels. Market Watch pointed out that increased inventory coupled with lower sales has resulted in supply beginning to exceed demand. However, Market Watch felt that this should not cause a problem for home prices unless it began to extend average selling times. 

COACHELLA VALLEY JULY 1ST MONTHS OF SALES RATIO BY CITY

The highest months of sales ratio in the Coachella Valley on July 1st was 5.1 months in Desert Hot Springs (up from 4.9 months on July 1st, 2025), followed by Rancho Mirage at 4.7 months (down from 4.8 months on July 1st, 2025). The lowest months of sales ratio on July 1st was in Coachella at 3.1 months (down from 3.6 months on July 1st, 2025). Market Watch cautioned that since the months of sales ratio is the supply and demand equation for housing, this information showed that the Coachella Valley housing market was becoming supply heavy. 

COACHELLA VALLEY JULY 1ST MONTHS OF SALES RATIO BY PRICE RANGE

The highest months of sales ratio in the Coachella Valley on July 1st was 5.7 months for homes priced between $900K and $999K (down from 6.7 months on July 1st, 2025), followed by 5.4 months for homes priced under $300K (up from 4.6 months on July 1st, 2025). The lowest months of sales ratio on July 1st was 3.7 months for both homes priced between $300K and $399K (down from 4.6 months on July 1st, 2025) and for homes priced between $400K and $499K (down from 4.0 months on July 1st, 2025). Market Watch noted that based on this supply versus demand information, while Coachella Valley home prices have been affected somewhat, this should not intensify unless selling times begin to lengthen. 

COACHELLA VALLEY JUNE DAYS IN THE MARKET

At the end of June, the median number of days in the Coachella Valley was 51 days (down from 52 days at the end of June 2025). Market Watch commented that the median selling time in the Coachella Valley has been stable and running between 40 and 60 days for over three years. 

COACHELLA VALLEY JUNE DAYS IN THE MARKET BY CITY

In the Coachella Valley in May, Coachella had the shortest median selling time at 18 days (down from 48 days in June 2025). This was followed by Cathedral City at 43 days (up from 36 days in June 2025). Indio had the longest median selling time at 56 days (up from 47 days in June 2025). 

COACHELLA VALLEY JUNE DAYS IN THE MARKET BY PRICE RANGE

In the Coachella Valley, the shortest median selling time in June was 44 days for homes priced between $400K and $499K (down from 49 days in June 2025). The longest median selling time was 58 days for both homes priced under $300K (down from 67 days in June 2025) and for homes priced between $900K and $999K (up from 41 days in June 2025). Market Watch noted that selling times usually increase with higher priced homes. They felt it was positive that this trend didn’t apply in the current Coachella Valley market. 

COACHELLA VALLEY JUNE AVERAGE PRICE PREMIUM/DISCOUNT FROM LIST PRICE

In June, detached homes in the Coachella Valley were selling at an average discount of -3% from list price (compared to an average discount of 2.6% in June 2025). In June, attached homes in the Coachella Valley were selling at an average discount of 3.5% from list price (compared to an average discount of 3.2% in June 2025). Market Watch explained that these average discounts from list price were back to pre-covid norms.

In the Coachella Valley, Desert Hot Springs had the lowest average discount from list price in June at 1.1% (compared to an average discount of 1.2% in June 2025). Bermuda Dunes had the highest average discount from list price at 5.3% (compared to an average discount of 4.0% in June 2025).

In the Coachella Valley, the lowest average discount from list price in June was 1.7% for homes priced between $700K and $799K (compared to an average discount of 2.5% in June 2025). The highest average discount from list price in June was 5.5% for homes priced over $2 million (compared to an average discount of 4.2% in June 2025). Market Watch pointed out that price discounts usually increase with higher priced homes. However, in the Coachella Valley the lowest discounts in June were in the middle price ranges.

COACHELLA VALLEY JUNE PERCENTAGE OF HOMES SELLING ABOVE LIST PRICE

In the Coachella Valley in June, the percentage of homes selling over list price was 9.8% (dropping from 11.0% in June 2025). Market Watch did note that the percentage of homes selling above list price was back to pre-pandemic levels.

Attention Tennis Lovers: The WTA Tennis Finals Are Coming To Tennis Paradise

The Women’s Tennis Association (WTA) announced earlier today that the 2026 WTA Finals will be held at the Indian Wells Tennis Garden in Indian Wells, California from November 8-15. The WTA Finals is one of the most prestigious events in global sport, featuring the world’s top singles players and doubles teams.

As the season-ending championship of the WTA Tour Driven by Mercedes-Benz, the WTA Finals brings together the sport’s biggest stars. Players earn PIF WTA ranking points throughout the season across 55 events, including the four Grand Slams, with the top eight singles players and doubles teams on the PIF Race to the WTA Finals qualifying to compete for one of the largest prize pools in women’s sport.
